Lake Tahoe has many neighborhoods surrounding the lake, and each has its own special appeal. The biggest benefit of buying a home in Incline Village is the tax break. Property tax rates in Nevada are among the lowest in the U.S. Nevada's average property tax rate is just 0.53%, which is well below the national average of 1.07%. Additionally, Nevada has no state income tax.

Wealthy people from California began moving to Incline Village to avoid California’s Proposition 30 tax hike. However, Nevada has become a tax haven for many wealthy individuals form all over the United States.

Beyond the tax savings, Incline Village, Nevada is Lake Tahoe's most prestigious neighborhood. It also offers the best in community amenities. You will find everything other Lake Tahoe communities provide in terms of golf, skiing, hiking and access to mountain trails, but more.

The Incline Village General Improvement District (IVGID) gives residents access to first class recreational facilities and programs not found in other areas around Lake Tahoe.

Golf Courses

There are two separate golf courses to accommodate budget and type of golfer. Both have incredible lake views and one is a par-58 Mountain Course and the other is a par-72 Championship Course.

The Championship Course is a classic Robert Trent Jones Sr. design. It was completely renovated in 2003, with a classic design and breathtaking views of Lake Tahoe.  It was voted #10 in Golf Advisor's 2018 "Best Courses in Nevada" and always at or near the top of their "Top Rated Courses in the Tahoe Area." Golf Digest gave it Best in State in 2012 & 2013, "Best Courses to Play" in 2011. Golfweek Magazine listed it as "Best State-by-State Courses" in 2019.

The Mountain Course is Nevada's highest elevation course, with a beautiful layout among mature trees and changes in elevation. This 18-hole Incline Village golf course is affordable and perfect for beginners. One of the benefits of this par-58 Lake Tahoe golf course is that you can play in the morning and enjoy the day on Lake Tahoe with the family afterward.

Skiing

In addition to being an easy drive to Northstar California, Squaw Valley and Alpine Meadows in California, Incline Village offers its own charming community ski resort. Homeowners can enjoy easy access to Diamond Peak Ski Resort or Mount Rose for more challenging runs.

Diamond Peak Ski Resort is located above Incline Village, and is a community-owned resort with incredible views of Lake Tahoe. It is a hidden gem with uncrowded runs, easy access from the parking lot to the slopes, and has a Child Ski Center. This is a great ski area for family skiing.

Mount Rose boasts Lake Tahoe’s highest base skiing and snowboarding and is only 15 minutes up the mountain highway that leads to Reno. Its base elevation of 8,260’ means more snow and their ski runs range from novice to challenging.

Beaches

Other amenities offered by IVGID are incredible and private beaches that surround the north and east shore of Lake Tahoe. The turquoise water and white sand go on endlessly, among rock outcroppings and hiking trails.

There is also a nationally recognized Tennis Center, and a Recreation Center that houses an indoor pool, sauna, gymnasium, aerobics classroom, and fitness area. Owners can also access a boat ramp, lakeside swimming pool, hunting club, athletic fields, skateboard park, bike park, and disc golf course.

Hiking

The Incline Village Fitness Trail is an 18-station exercise course located adjacent to the Village Green. Winding through the forest next to Incline Creek, this 8/10th mile course is great for accessible walking, running, snowshoeing, biking or low impact exercise. This course was updated in June 2011 to add NSP3 ENERGI & LifeTrail outdoor fitness equipment.

The Flume Trail

A favorite trail for hiking and biking is the Flume Trail, a 20.6 kilometer point-to-point trail located near Glenbrook, Nevada. Enjoy changing elevations and a picnic by a beautiful lake. This trail is primarily used for hiking, running, and mountain biking and is best used from May until October. Dogs are also able to use this trail but must be kept on leash.

Other Trails

Hike to the Fire Lookout just above the highway, or climb the steep mountains in the Jennifer neighborhood. The Power Lines offer a great uphill hike kept clear with fantastic views at the top. Like most neighborhoods in Lake Tahoe, hiking can be accessed from virtually any neighborhood.
