First Quarter 2025 Lake Tahoe Market Report
Sierra Sotheby’s International Real Estate released the 2025 First Quarter Market Report for Lake Tahoe. Most markets demonstrated year over year growth in Median and Average Sold prices.
Unit sales were down slightly across all markets, but because of rising values, the Total Sales Volume was up in all markets, with the exception of Incline Village.
Inventory is slowly rising, giving buyers more choices and the market is shifting slightly to a buyer’s market. However sales remain strong across most markets, especially in the luxury home sector.
North Shore

The Total Sales Volume during the First Quarter of 2025 in the North Shore market was up 108%. In 2024, Sales Volume was at $17,608,000 and rose to $36,615,000 in 2025. The Median Sold Price rose 27% in the North Shore and the Average Sold Price rose 73%, from $1,397,500 in 2024 to $2,034,168 in 2025.
There were 15 Unit Sold in 2024 compared to 18 in 2025, a 20% increase. The Days on Market grew slightly and List to Sold Price dropped from 100% in 2024 to 92% in 2025.
West Shore

Like the North Shore, the Total Sales Volume in the First Quarter of 2025 rose from $30,101,000 in 2024 to $50,042,905, a 66% increase. The Median Sold Price was up 42% and the Average Sold Price jumped from $1,397,500 in 2024 to $2,034,166 in 2025, a whopping 73% increase.
A total of 19 units sold on the West Shore during the First Quarter of 2024, compared to 16 units in 2025. The Days on Market actually dropped from 106 days in 2024 to 83 days in 2024.
Truckee

Following the trend, Truckee Sales Volume grew 16% in the First Quarter of 2025. The Median Sold Price and Average Sold Price were both up 25%. Homes in Truckee sold at an Average Price of $1,820,067 in 2024, compared to $2,267,341 during the First Quarter of 2025.
A total of 90 units sold in 2025, compared to 84 in 2024, and Days on Market dropped from 66 days in 2024 to 62 days in 2025.
Incline Village

Incline Village is a micro market within the Lake Tahoe region and tends to behave differently. The Total Sales Volume for the First Quarter of 2025 dropped 58% compared to the same period last year.
The Median and Average Sold Prices were also down year over year. In 2025, the Average Sold Price was only $1,919,350, compared to $3,050,292 during the First Quarter of 2024. A total of 20 units sold at a 33% decrease from the 30 units sold during the same period last year.
