The First Quarter of 2026 sales activity in North Lake Tahoe and Truckee out-performed sales for the same period last year. Across the Lake Tahoe basin, sales volume rose 7% year over year. The Nevada side of North Lake Tahoe experienced a 48% increase in sales volume, driven in large part by the proposed California billionaire tax.

Over the last two years, mortgage rates, had remained between 6.5% and 6.8%, but dropped below 6% in February 2026. This provided strong April closings with 72 closed sales and over $162 million in sales volume.

Lakefront sales doubled when compared to the same period last year with the median price rising 124%. Homes over $2 million represented 38% of sales activity, with only 10% exceeding $5 million. The luxury lakefront segment of the market continues to show strong upward growth.

Days on market decreased 20% during April, demonstrating increasing buyer demand. At the same time, homes are selling at or above list price, where both buyers and sellers are coming together to meet market demand. The median sale price for April 2026 was at $1.24 million, up from $1.02 million for the same period in 2025.

During the First Quarter of 2026, there were 15 transactions on the North Shore at a median sale price of $1,120,000. The East Shore had 18 transactions with a median sales price of $1,562,500. The West Shore had 21 transactions at a median sales price of $900,000. Truckee had 91 sales at a median sales price of $1,350,000. Most sales activity in April was between $1 million and $1.5 million.

Incline Village had over $68 million in sales volume over the First Quarter of 2026, compared to less than a million in 2025. With the tax benefits of owning a property in Nevada, many high-net-worth individuals are establishing their primary residence in Nevada. Two sales in Incline Village over $20 million represent almost 26% of April activity.
