Lakefront Market Report Lake Tahoe

The lakefront market in North Lake Tahoe and Incline Village, Nevada continues to show strong sales activity. Year over year, the number of homes sold is the same, but the transactional dollar volume has doubled.

Buyers will find that the current real estate market is just as competitive as it has been for the last 18 months. The only difference is that the number of available properties has diminished to a six-week supply. This means that buyers need to be ready to move quickly when new listings come onto the market.

In 2021, almost 50% of sales were over $1 million. The median sale price in North Lake Tahoe rose over $1 million in 2021. Year over year, appreciation increased almost 30% from 2020 to 2021. Sales numbers for luxury listings over $10 million have quadrupled.

In terms of lakefront listings, there currently only 13 available listings in Incline Village, the North Shore and West Shore of Lake Tahoe.
